Homeownership can be life changing – offering a safe and stable place to build equity every month instead of writing a rent check. Habitat for Humanity of Huron Valley partners with potential homeowners to build a new life for themselves through decent, affordable homeownership.
Newly renovated, energy-efficient Habitat homes are sold to those who qualify and are approved for our program. Prospective home buyers who partner with Habitat are community-minded residents who are looking for the stability of homeownership.
We renovate empty houses with community partners and sponsors and then turn them into homes by offering an affordable mortgage to our prospective home buyers. Ultimately, we build much more than houses – the impact of homeownership is profound and lasting. It’s a program that works!

Applicants are chosen on their need for housing, willingness to partner and ability to pay a Habitat mortgage as well as meeting residency and income guidelines:
1. Demonstrate a need for decent, affordable housing
- You do not qualify for a mortgage through conventional financing
- Your current housing is overcrowded
- Your neighborhood is unsafe
- Your current home has unsafe living conditions
2. Willingness to partner with Habitat
- Each adult over the age of 21 must contribute a minimum of 250 Sweat Equity hours
- Every applicant will attend classes in the evening or weekends
3. Ability to pay the monthly mortgage
- See the income guidelines and credit standards below
- U.S. Citizenship, permanent residency status, or eligible immigration status
- Must live or work in Washtenaw County
5. Not currently own a home, have a mortgage, or have your name on a mortgage
6. Two years must have passed since any bankruptcy was discharged

Qualifying income minimums and maximums are determined by family size and are 30-80% of Washtenaw County’s area median income. These guidelines are adjusted each year and are based on numbers defined by the U.S. Department of Housing and Urban Development (HUD). Sources of income include: employment, social security, disability, spouse support, pension, unemployment and self employment/business income.

Habitat for Humanity of Huron Valley does not require perfect credit. We consider applicants who demonstrate the ability to make regular payments on their bills. Any collections, past due accounts, judgments, or liens must be addressed.
Accepted applicants are also required to make a down payment prior to the closing of the mortgage.
Step 1: Complete an Online Intake Form

Step 2. Attend a Homeowner Application Meeting
Based on the information provided on the Online Intake Form an applicant may be invited to attend an Application Meeting. All applicants will receive a copy of their credit report at this meeting.
Step 3. Complete Program Application
*Takes 2-3 weeks to complete application.
The Application Process also includes:
- Criminal and Sexual Offender Background Check
- Verification of Rental History
- Verification of Income & Assets
- Home Visit
- Partner Selection Committee Review for Board Approval
Step 4: Board of Directors Approval
Board meets monthly to approve prospective homebuyers to the Home Ownership Program.
Step 1: Partner Support Committee Member Assigned
- This step typically takes 1-2 weeks to complete
Once an applicant is approved by the Board of Directors, their information is turned over to our Partner Support Committee. A household is assigned a support partner to work with them through the process and through the first year after closing. Together with the support partner, a plan is created to complete the Home Ownership Program requirements.
Step 2: Homeowner Education Classes
- This step typically takes 12 weeks to complete
All prospective Habitat homeowners are required to complete all required homeowner training sessions prior to closing on their home. Topics include financial management and budgeting, home maintenance, and financial and legal aspects of homeownership.
- Legal Orientation - 2 hours
- Home Maintenance - 2 hours
- Pre-Purchase Education - 2 hours
- Financial Management Training - 9 weeks, 18 hours
Step 3: Sweat Equity Hours
Each adult over the age of 21 must complete 250 hours of sweat equity hours that can include:
- 125 hours of construction
- 25 hours of classes and meetings
- 100 sweat equity hours may be earned through other volunteer opportunities.
